balloon frame ceilings - can I make higher (appearing)?
Nov 29, 2006 by Webby10003 | Posted in Decorating & Remodeling
I am buying a balloon frame three story house. One thing I don't like are the relatively low, 7.5-8 foot ceilings, which are covered with sheet rock. (i think.) Can I remove the sheet rock and expose the beams? Is this commonly done? I don't know much about construction. Any thoughts or examples I can see? Thanks!
It is not commonly done, other than in loft apartments. If it is an older house (pre plywood) it can look very neat. With plywood it will work, but won't be as impressive. Removing the sheetrock will also let sound travel farther, and you might uncover pipes and wiring going to the upper rooms. If this doesn't bother you, go for it

Where can I find a wide selection of metal framing dry lining components?
Jul 04, 2008 by Simon P | Posted in Decorating & Remodeling
Metal framing studs and channels (for building partition walls, ceilings and so), along with other components like brackets, connectors, clips and special crews. I saw some tradesmen using those, but never could find them all at the store. I checked Wickes, B&Q, Selco, Builders Depot, and they only have some basic components.
Does anybody know a store in London (or a website where I can buy those) that has a wide selection of it, or know a manufacturer or brand?
British Gypsum web site will give you answers to not only the framing but the sheeting also. They should also be able to give you suppliers in your area.

How to lower ceilings on old un-insulated,single frame home?
Mar 05, 2007 by ergella62 | Posted in Decorating & Remodeling
My home utilities are killing me with the rising costs of electricity! My living room is 11'8" in height,15' in width, 22' in length! Plz help me with instructions for lowering the height to measure 8'. Our frame is so old we think it's petrified, because anytime we've had to use nails for the walls we have to buy some very sturdy nails or else they'll literally break trying to get nailed into the walls!
The ideal thing is to have a commercial concern come in and build a new ceiling..studs, insulation, sheetrock, but it would be very costly. There are suspended ceiling kits available at do-it-yourself stores like Lowe's and Home Depot that result in a ceiling that isn't as beautiful as sheetrock, but can accomodate roll insulation and is attractive enough that you can live with it and a lowered heating bill. I wish you well!

Framing costs per linear foot for a basement?
May 25, 2007 by CrazyDaze | Posted in Decorating & Remodeling
I live in Indianapolis and want to finish out my basement. I'm interested in knowing what the average cost per linear foot is just for 2x4 framing the walls and a bulkhead. btw, it's 9 foot ceilings and about 145 linear feet, in case that matters. Trying to figure out if it's better to frame it myself or hire it out.
I am doing this right now also. Since you have a 9' basement pour, you can use 2x4x104" boards which are running about $2.65 a piece. If you plan on placing them 16" on center, you can do some math to answer your own question. For every 8 feet, you need 7 verticle boards and a top and bottom plate. The bottom plate is typically pressure treated, which is running about $3.50 a board. The top plate is 96", and is about 2.30 a piece. (Note, this will result in 2 2x4's doubled up next to each other ever 8 feet. There are ways around that, but that's another post.)
145/8 = ~19 seperate 8 foot sections
19 x (1 @ $2.30) x (7 @ $2.65) x (1 @ $3.50) = $ 462.65 total cost
Or $462.65 / 145 = $3.19 per linear foot.
That is pre-tax, and also doesn't include all your nails/screws/liquid nails/etc. Plus, you will need more wood for any interior walls you might build, plus framing around windows, duct work, etc. It gets pricey. But in the end, it's always better to frame it out yourself, unless your time is more valuable to you.
A better question instead of price per linear foot is the cost per hour. That I can't help you with. Good luck and have fun!! In my opinion, building stuff myself is always a pleasure. It's my away time from my (sometimes nagging) wife. :)
I heard one of my neighbors paid a contractor to frame out their entire basement for 1000 dollars. I have no specifics on the size of it though. Just a FYI tidbit.
