What size electric furnace do I need for a 1344 Sq Ft garage?
Oct 30, 2007 by Kristi H | Posted in Other - Home & Garden
We have a 32' X 42' garage with 12' ceilings (no interior walls). We want to get an electric furnace to keep the garage at a constant temperature. What size furnace would be sufficient? We do have a wood burner to use, but we won't be in the garage constantly to keep a fire going. We don't want the cement floor to crack due to freezing. We live in Ohio.
a 15 kw heater would do the job
(10 watts/ sq ft.......1344 sq ft.....13440watts.....13.44KW....15 KW is the closest)
if y'all have a fan forced furnace you can have a 15 kw duct heater added and use a 2 stage stat with the duct heater as stage 2.
if not, you might consider electric base boards ....6 8' 2500w heaters would do it.
if you have a friend in the business, ask for an old air handler for a heat pump.....they will have the heat strips and a blower.
hope this helps,

is it possible to clean mold safely from a whole bottom floor and garage of a condo that is 4 yrs old?
Feb 24, 2009 by Sharon H | Posted in Maintenance & Repairs
looking into buying 4 yr old condo. refrigerator was removed and a water hose flooded the hardwood floors and was left for months. the garage, finished basement ceilings, closets and hallway ceiling and wall leading upstairs has a lot of mold on them. the condos usually go for 200,000.00 and selling this one for 124,000.00 as is. wondering if worth buying and cleaning up.
Absolutely! But, be careful. There is no way to tell the extent of the damage unless you open the wall and check the cavity between the 2 sheets of drywall. For the surface mold, the drywall should still be removed and replaced. Typically, if the mold is under 24" above the bottom of the wall, any and all affected walls be cut and removed at that height. Ceiling an walls will be cut as necessary. Then, the studs should be scrubbed with Microban or Benefect. Both are antimicrobial chemicals specific to the trade. Also, take into consideration all vanities and cabinets Bleach absolutely WILL NOT KILL MOLD- ever. All work done should be done in a completely air tight containment with negative air. It can get quite costly, but far from $76,000!! The actual remediation would probably be around or under $3,000- $5000. The rebuild shouldn't be too bad if it's just drywall, depends on the size of the loss.

How do I cool the extra room above the garage?
Jul 02, 2008 by loripdot | Posted in Maintenance & Repairs
How do I cool the room that was built above the garage? It has vaulted ceilings and has 2 central air ducts built into the ceilings which are about at eye level for an adult. We have tried the ceiling fan and a box fan, but my daughter is still hot and we've not yet hit the 90's yet this summer...any suggestions??
The first thing I have to ask, is where are the controls for those central air ducts already in the room?
Is this on a seperate system? or just an extension off an air duct in some other part of the home?
Is there a return air duct? You see, there must be a circulation of the air... cool air is pumped in, as warm air is allowed out. With no way for the air to get out (back into circulation), its kinda like trying to blow air into a bottle.
If the 2 vents are an extension off the home's central air system, is it on a zoned control? Or is there just one thermostat trying to cool the whole house? If that's the case, then I would suggest that you try closing as many of the lower level vents as possible, to help move more air into the upper level....again...there needs to be some form of air return, either a ducted vent to the central system, or a 'passive' vent, over the door, etc. (Many manufactured homes use this style. Instead of a 'return vent' in every room, there is a vent either above the door, or in the door, to allow air to flow out of the room, back to the central portions of the home. The door covering the location of the central air unit will have ventilation thru it.)
So youve got a few things to look at.... air circulation, control location, and balancing the system.
Of course, you should also look at insulation. Hopefully, when the room was built, it was well insulated, with proper ventilation in the attic/eaves, well insulated walls, and even under the floor, between the room and the garage. Any heat buildup in the garage is going to try to come up thru the floor.
Good Luck

Turning a large garage into a apartment - Floor Question?
Jul 23, 2007 by jaymi1979 | Posted in Do It Yourself (DIY)
I am turning my garage into a apartment (used to be a small house) - It has a poured concrete floor, however, it has a 5" rise in it halfway back - so I'd have to repour more concrete to make it flat.
It will have very high ceilings, so I could also build a wooden floor "suspended" over the old concrete and do it that way.
What do you think? Which way should I go and why? All legal/other matter are taken care of.
Wooden floor, research what timber, depends where you are. High ceilings would make it v. hard to heat. Presumably you've checked the damp course is good so no rising damp/dry rot? W. a proper floor it will be worth more month on month forever so it wouldn't take long to pay for it if you rent it at some point.

Garage conversion DIY can you help what are legal requirements for walls, floors, ceiling.?
Jun 25, 2007 by john h | Posted in Do It Yourself (DIY)
Garage conversion DIY can you help what are legal requirements for walls, floors, ceiling. I understand that for ceilings you need insulation laid both ways.Do you need to fix a waterproof membrane to walls etc.
I can't know if you live in the US or UK, but Duffer has the intial clue.
"Codes", while standardized for many things, can vary through municipalities and depend on specific location, materials available and suggested, etc.
Certainly "Membranes" are usual on either block or frame construction, JUST INSIDE the exterior wall or most often OUTSIDE (On wood frame) to barrier against moisture to a degree. To add "Tyvek" or similar to the outside surface of an interior wall (facing the insulation, is ill effective, and most often Batting/ Paper covered, rolled insulation is barrier material anyway. You'd do well to seal the existing floor, even lay a barrier, and construct a floor above that.
Insulation BOTH WAYS??? Hmmm??? I'll assume you mean roll type? I'd do blown in, in any case, but the issue is what R values ANY insulation will offer, especially if a garage room has no room over it, only roof or crawl space/trusses.
Anything else you do is just as you would for any interior room in the house. You say this is a conversion, and from an existing garage, but you don't state if the existing walls and ceiling of the space are OPEN to the studs, or finished IE: Drywall. You'll also,,, I assume, remove the garage door, re frame that area, and finish appropriately.
