All the leaves are very sticky too.
Is this correct, am I doing something wrong, as i don´t remember this happening 5 years ago when I bought it.
Also what is the recommended fertilser and any tips?
Check for white fly on the leaves these can secrete a sticky substance.

Rent a floor sander(don't use a drum sander). It has a greater area to take out the humps. A palm sander is too small for large areas. It will just reinforce the waves in the floor. Use it around the baseboard areas and other areas too small for a floor sander.

My fiance and I are looking into buying a manufactured home (not a trailer) as our first home and we are wondering if anyone can give feedback on this company. They have wonderful floor plans and great square footage, but we are worried about their warranties and gaurantees. Hmm i work for as an engineer in Palm Harbor Homes (Arizona) at the moment, and if i was to recommend any house it would be The Presidente (almost 3000 sq feet), it's large and it is vary popular, i have heard great things about customers except for a few things here and there that were fixed quickly, not to sound like a salesmen (I'm not) but i would even buy one of these houses... so yeah...
